Multiplex to deliver Amara City Gardens

Construction is expected to begin on WA’s first large-scale retail living project before the end of the year, after the appointment by Iris Residential of building giant Multiplex to deliver the $100 million Amara City Gardens in Booragoon.

The Agreement signed by the leading apartment developer and the construction contractor this week is expected to see building works commence in the fourth quarter of this year.

Located on Davy Street near the corner of Marmion Street, and just 250 metres from Wireless Hill Park, Amara City Gardens will comprise 124 one, two and three-bedroom apartments – together with a range of premium resident facilities and amenities – adjoining Garden City Shopping Centre, and in the heart of what will become the new Melville City Centre precinct.

The development, which will also include five commercial tenancies, is located within walking distance of the Booragoon Bus Station and fitness and leisure facilities, and in close proximity to key schools, universities and health facilities.

Iris Residential Chief Operating Officer Tanya Trevisan said the developer was delighted to be working with a builder of the scale and calibre of Multiplex on what would be a flagship project.

In WA, Multiplex has successfully delivered premium apartment projects including The Raffles in Applecross, The Old Swan Brewery and The Esplanade, Nedlands – formerly the historic Steve’s Hotel. Major national projects completed by the builder include Lighthouse, Prima Pearl and EQ Tower in Melbourne, Central Park’s DUO and Wonderland towers in Sydney, and FV in Brisbane.

Multiplex Regional Managing Director Chris Palandri said the builder was looking forward to delivering on a stand-out project for the WA market.

Apartments at Amara City Gardens will be a mix of three-bedroom, two-bedroom and one-bedroom residences, with the majority being larger apartments featuring generous balconies, two bathrooms, two car bays and large kitchens, designed to suit owner-occupiers.

Those above level 7 will offer panoramic river views, and those above level 4 city skyline views.

Residents at Amara City Gardens will enjoy private amenities including a gymnasium and sauna, community garden, yoga and Tai Chi deck, sunset terrace and BBQ, wine storage cool room and wine tasting area, and residents’ lounge, dining room and caterer’s kitchen.

They will be able to make use of electric car charge bays and a car wash bay, and shopping trolley collection points for Garden City.

Prices at Amara City Gardens start from $335,000 and range up to around $1 million, depending on the size, location and quality of river views, with the development expected to be completed in 2022.

More than a third of the apartments have so far been sold off the plan – however, Ms Trevisan said a return of buyer confidence had seen the level of enquiry begin to climb in recent weeks.

“We are clearly seeing a return of confidence to the market, with $22 million worth of apartments sold across three of our projects in the past few months – and we have seen a particularly strong bounce since the Federal election, with buyers now willing to come off the bench and engage,” she said.

“We are proud to be able to say that we have successfully delivered every apartment project we have launched to market over the past three decades.

“That track record of strength and quality, combined with what will be a game-changing residential offering in WA, we believe will draw keen buyer interest in the lead up to the commencement of construction at Amara City Gardens later this year.”
