Light-filled interiors

Located in the heart of Adelaide's CBD the Australian Taxation Office is a low-rise commercial building with an approximate net lettable area of 16,000 square metres.

Multiplex was responsible for the design and construction of the 10 storey building which included a multi-level secure carpark with 100 spaces as well as the fully integrated fit-out works for 840 staff members.

In order to fulfil the end-user's requirement for natural light, the Multiplex construction team designed an innovative system to control heat and glare. A significant sun control outcome was achieved by installing horizontal concrete projection fins on the east, north and western elevations on each level, creating an innovative perforated facade screen of horizontal and vertical precast concrete panels. This system provided a sun cut off angle of 57 degrees, dramatically reducing glare to the building's interior.

The design emphasised energy efficiency and to provide for this Multiplex installed above standard air-conditioning and electrical services. The thermal energy plant is located at roof level and includes two reciprocating chillers, two boilers and two cooling towers.

In addition to the comprehensive air-conditioning of the building, special additional loading provisions including a condenser, water-loop piping, pumps and controls for supplementary cooling were also incorporated.

The project's location in a main city street posed a number of construction challenges including limited site access and the need to minimise occupation of Council roads and footpaths. However, Multiplex was able to successfully navigate these issues and deliver the project ahead of schedule.
