Bay Adelaide Centre East Tower & Podium, Toronto
The Bay Adelaide Centre (BAC) East Office Building and Podium consists of a multi-use building that includes retail, commercial office and parking garage occupancies. There are four levels below grade (Ground level) and 47 tower floors above grade.
The substructure areas are used primarily for parking as well as access to the existing pedestrian PATH system in the downtown Toronto underground. The ground floor level includes the building lobby, access to the elevator core and service areas. The tower consists of the office floors with the roof top mechanical / electrical plant penthouse. There is also a mechanical and electrical plant area on the second floor.
The most challenging aspect of this project is maintaining an active PATH system, retail and operational 4 storey parking garage during full demolition of the existing podium structure as well as demolition on the tower footprint above grade and partial demolition of the existing structure below grade, to facilitate new construction.
