Multiplex was engaged to provide pre-construction and construction management services under a Construction Management at Risk contract for the development of the Bay Adelaide Centre East Tower & Podium (BAE). The 44-storey tower and six-storey podium development is a ‘AAA’ Class high-rise commercial office tower and was constructed at one of downtown Toronto’s most congested intersections, Yonge and Adelaide. Multiplex took on full responsibility for the project’s permit management, coordinating with the relevant City of Toronto regulatory authorities for such things as building permit submissions and construction permit approvals and, due to the site’s busy urban environment, Multiplex worked very closely with the consultant team and relevant authorities having jurisdiction to ensure the required resources were in place to prevent social and environmental impacts during construction of this 1.2 million sq. ft. tower.

Throughout the build, including the sensitive demolition, preservation and relocation of an existing four-storey heritage structure on the site’s tight footprint, Multiplex worked alongside the client and the neighbouring properties to establish appropriate staging and lay down areas to minimize the impacts of construction works. With Multiplex linking the new construction with the existing PATH system and four-storey underground parking garage, all while maintaining full operation of these spaces through the entire life of the project, careful consideration was given to the site logistics to ensure minimal impact to the live environment and above ground pedestrian and vehicular traffic, all while maintaining stringent health and safety measures.

BAE features many technological and sustainability features, including advanced, integrated technologies, and best in class operational, environmental and life-safety systems. BAE benefits from increased energy savings which are achieved via a multitude of state-of-the-art sustainability systems, including a rain water cistern system which reduces indoor potable water usage by 40% and the implementation of Enwave’s Deep Water Cooling system throughout. This plethora of sustainability systems and initiatives contributed to BAE being the largest project in Ontario to receive LEED Platinum Certification at the time of its completion.
