Grid Condominiums, Toronto

Multiplex was engaged under a Construction Management contract to provide services for the demolition, shoring, excavation and full construction of the 50-storey mixed-use residential tower near the centre of Toronto’s downtown core.

Grid Condominiums is a stunning high-rise tower located at the doorstep of Ryerson University on the southeast corner of Dundas Street and Jarvis Street. Designed by award-winning architects Page + Steele / IBI Group, the 440,000 sq. ft. development features 563 condo units and two levels of underground parking with retail space located on the ground floor. Located in Toronto’s “Garden District”, Grid is surrounded by a  highly dense urban area, which required the project team to put forth extra care in the logistical planning of deliveries to maintain project schedule expectations. For this reason, steps were taken to mitigate delays which included a dedicated flagman to direct traffic in and out of the site at all times. As a result of the careful logistics planning and an acute attention to detail, the project team achieved completion of 30 floors for the project’s first occupancy, when only 20 floors were originally required to be complete per the contractual milestones.

The project team ensured all materials delivered on site were accompanied with detailed coordination plans, in addition to maintaining proper sound control protocols which were prioritized due to the proximity of the neighbouring buildings. The close proximity created many challenges for the site team, who through active communication with the surrounding region successfully progressed the project ahead of schedule. With very little staging on-site, the project team coordinated just-in-time deliveries, which required all materials delivered to site to be used on the same day of delivery, adding to the array of complex project challenges. The project team turned over two floors of structure per week, plus one floor of finished suites per week. During the handover phase, the project is planned to be handed over to the client with all common areas and amenity spaces completed, to ensure that buyers move in with a completed product. Grid Condominiums is a shining example of  Multiplex’s dedication to delivering to our clients and consumers a high quality product on-time.

Scheduled construction completion is targeted for Q2 2019.
