VERDE SW1, LONDON

Verde SW1 was a major refurbishment project in Victoria, London, which we delivered for our client Tishman Speyer. It included a high profile and challenging recycling initiative, comprising the reprocessing of glass from the demolished façade back into glass. The collaboration between Tishman and Multiplex resulted in significant reductions of materials used, waste generated and energy consumption, leading to considerable embodied carbon savings. Verde SW1 was amongst the first projects to monitor construction-phase embodied carbon.

The project won the Most Sustainable Construction and Demolition Project Award 2016 from the Chartered Institute of Waste Management and the National Gold Green Apple Award for Built Environment and Architectural Heritage.

The team’s achievements and the project’s sustainable features included:

  • A carbon reduction of 19.6% or 9,880 tonnes of CO2e of the embodied whole life carbon
  • Retaining the structure of the previous building on the site, which minimised waste and resulted in an additional saving of 11,600 tonnes CO2e
  • Recycling 340 tonnes of façade glass directly into glass products, instead of the usual practice of crushing glass for aggregate production, saved approximately 100 tonnes CO2e
  • 9,853 m3 of metals were reused or recycled
  • 440 kg of office waste was recycled
  • 99.6% of demolition waste was diverted from landfill
  • 98.7% of construction waste was diverted from landfill (over the target of 95%)
  • The new façade was composed of 85% recycled aluminium and 24% recycled glass
  • 90% of the concrete reinforcement and 95% of galvanized steel was made from recycled products
  • Construction energy CO2e was 1,213kg per £100K spend (the target was 2,000 kg per £100k)
  • Water consumption was 9.9 m3 per £100K spend (the target was 20 m3 per £100K)
  • Six diverse green roofs were installed, enhancing biodiversity and allowing the harvesting of rainwater to improve water attenuation and reduce the use of potable water for irrigation
