Derwent London appoints Multiplex as Main Contractor for flagship 50 Baker Street development

LONDON, UNITED KINGDOM: Global construction leader Multiplex will deliver Derwent London’s landmark 50 Baker Street scheme in Marylebone, after being appointed as main contractor for the project.

The 236,000 sq ft office-led, mixed-use scheme will provide commercial spaces including offices, retail units, restaurants and a community space, as well as 17 residential apartments.

Designed by AHMM, the nine-storey development will help to address a historic deficit of premium office space within Westminster. Generously proportioned and flexible retail spaces allow for a range of subdivisions, suitable for a diverse mix of tenants. A new cultural and educational facility will be operated by the Baker Street Quarter Partnership, including providing a permanent home for an exhibition celebrating the wartime achievements of the Special Operations Executive.

Multiplex has provided specialist construction and technical input for the project over the past year under a Pre-Construction Services Agreement (PCSA) working closely with Derwent London, AHMM and the wider project team. This collaborative approach has been instrumental in developing one of London's most ambitious low-carbon commercial developments, including the pioneering re-use of the existing site concrete.

Employing the Piecewise Reuse of Extracted Concrete in new Structures (PRECS) method on the project will see 2,000m³ of concrete saved through the reuse of existing concrete slab. This low-carbon, circular economy approach aligns with the project’s targeting of top ESG credentials, including BREEAM Outstanding (for the offices) and Excellent (for retail and residential), LEED Platinum and NABERS 5-star or above.

Following the completion of demolition and enabling works by McGee, main works construction will commence in 2027 with Multiplex, with completion targeted for 2029.
