The transformation of the historic St John’s Wood Barracks into St John’s Wood Square has reached a major construction milestone, with the development topping out across the entire 5.5-acre site. The achievement marks a significant step forward for one of prime central London’s most anticipated residential schemes.

To mark the event, the development’s Executive Chairman, Sir George Iacobescu, and CEO, Gareth Stow, welcomed the Lord Mayor of Westminster, Councillor Paul Dimoldenberg, to an exclusive ceremony on site.

Reflecting continued momentum on site, Multiplex has been appointed to deliver the full residential fit-out across St John’s Wood Square, building on the firm’s initial appointment in late 2024 to complete the shell and core works. The expanded scope reinforces Multiplex’s integral role in the delivery of the development, drawing on its extensive experience of technically complex, engineering-led projects, and its proven expertise in delivering heritage, super-prime projects to the highest standards of quality and performance.

Originally home to The King’s Troop and The Royal Horse Artillery for over 100 years, the site is now being sensitively reimagined as a collection of 120 homes, including lateral residences, duplexes and townhouses, arranged around landscaped gardens inspired by London’s traditional garden squares.

At the heart of the Squire & Partners-designed masterplan sits the Grade II listed Riding School, which has been meticulously restored by architects Wilkinson Eyre and historic contractor Walter Lilly. Designed as a sanctuary for health and wellbeing, the Riding School will serve as a private residents’ club and focal point for the development’s community.

The architecture of the residences, led by EPR Architects, takes a timeless and contextual approach, while the landscaped gardens by RHS Chelsea Flower Show multiple award winner Andy Sturgeon Design are conceived as an extension of the architecture, providing 2.6 acres of green space for residents and their families. Amenities, set within The Riding School include a state-of-the-art wellness centre, 20-metre swimming pool and spa, sports facilities, resident lounge, private dining areas, children’s play space, screening lounge and a dedicated concierge service.

Scheduled for completion in 2029, St John’s Wood Square represents one of the most significant residential transformations in central London in recent years. The site sits in the heart of St John’s Wood, an area known for its village-like character, tree-lined streets and proximity to Regent’s Park, Primrose Hill and the West End. The area has long since attracted both UK and international residents and families who are drawn to its unique balance of privacy, green space and connectivity.

Throughout the planning and development process of St John’s Wood Square, the team has worked in close collaboration with The King’s Troop, Historic England and the City of Westminster to ensure the development integrates sensitively with its historic surroundings while creating a lasting legacy for the area.
