A people-centered office space, emphasising wellbeing and sustainability
Holborn Viaduct secured a pre-let occupier and was subsequently designed in collaboration with the tenant as an adaptable, modern commercial development which puts occupant wellbeing front and centre. It offers a healthy working environment which combines both functionality and appearance, enabling people to collaborate and enjoy the workspace.
The state-of-the-art Wellness Wing sets Holborn Viaduct apart, offering a range of fitness facilities and encouraging active commuting with modern end of journey facilities. Access to biodiverse green terraces facilitates outdoor working, and communal social spaces feature throughout the lower floors and central atrium, encouraging movement within the building via the interconnected staircases, creating an open and collaborative feel.
The design addresses the surrounding area, complementing the south-eastern gatehouse, one of two listed buildings which flank Holborn Viaduct bridge. Reused portland stone, salvaged from the existing buildings, will reconnect the gatehouse with the public realm via Farringdon Street.
Set to achieve BREEAM Outstanding and Well Platinum accreditation, Holborn Viaduct sets an example for reducing embodies and operational carbon, prioritising long-term adaptability and eventual disassembly. The project will allow individual elements to be adapted and replaced in response to changing climate and future occupational requirements.
