The first LEED certified tower in Downtown Dubai
Multiplex were appointed as the Main Contractor in 2011 to carry out the specialised design and construction of the new Standard Chartered Tower in Downtown Dubai, with exacting project deadlines and to the highest possible build quality.
The project comprised the construction of an environmentally sustainable, 18-storey Grade A office tower, as well as the bank fit-out works on floors 10-17. Its location is on one of the most prestigious pieces of land in Dubai, located below the Burj Khalifa, adjacent to the world famous Dubai Mall, and fronting Sheikh Zayed Road – the main road through Dubai.
The Tower’s eye-catching design consists of goalposts defining the shape of the building, and fins to the east and west elevations, doubling as both aesthetic and shading. The podium follows the trend with fins, while also having a bespoke mashrabea pattern allowing light and ventilation to all car parking areas.
With Ground plus 13 office floors and 4 podium floors of parking, the total BUA of the development is in excess of 500,000sqft. The building also incorporates a retail component at ground floor level, consisting of a Standard Chartered Bank Electronic Banking Unit dedicated to premier and priority customers, and an area for a coffee shop in the future.
The project used a typical post-tensioned slab system for the tower, while a hollow core slab system was utilised in the carpark to reduce manpower and increase cycle times. Levels 10-17 were a complete integrated fit-out, including floors, ceilings, desks, chairs and cabling. This type of complete project delivery model is very new to the UAE.
At the heart of the project was a stringent focus on achieving a tangible sustainable end-product. By aligning innovative design concepts and sustainable construction practices with key fundamental components of green building, Multiplex were able to deliver the first LEED certified tower within the Dubai Downtown area. The development achieved a LEED Gold rating for the shell and core and a LEED Platinum rating for the Standard Chartered Fit-out.
