A cutting-edge commercial office tower in Melbourne’s CBD

Designed by award-winning architecture firm Bates Smart, 435 Bourke Street will deliver approximately 60,000 square metres of premium office space, 1,300 square metres of retail space at street level, a three-level 'sky garden' and a five-level basement with flexible car spaces and state-of-the-art end-of-trip facilities.

Sustainability is a defining feature of the project, which is targeting a 45 per cent reduction in embodied carbon emissions, exceeding its original 30 per cent target. This outcome is being achieved through a range of initiatives, including the use of low-carbon concrete and reinforcement, while construction is powered by 100 per cent renewable energy and supported by the use of HVO100 renewable diesel for tower crane operations.

435 Bourke Street incorporates a solar skin façade, the largest application of its kind in the Southern Hemisphere. The solar skin is designed to generate up to 20 per cent of the building's total electricity, with the remainder being supplemented by offsite renewable energy. The project is targeting ambitious sustainability credentials including a 6 Star Green Star Buildings certified rating, a 5.5 Star NABERS Energy (Base Building) rating and Platinum WELL V2certification.
